This mixed use development, consisting of a three level basement and ground floor retail with five levels of office space appears at first glance to be relatively straightforward. However, amongst its challenges was an existing substation on the front third of the site, which could not be demolished until the replacement substation was built in the basement. The design also integrated the start of the Yarra Lane pedestrian link from Claremont Street to Yarra Street.
